Asphalt Crack Filling in Calgary

Crack Filling

Cracking asphalt pavement is an all too common experience for many property owners and managers across the world. It is commonly caused by:

  • The sun
  • Deterioration from run-off water
  • Wear and tear from vehicles

However, here in Calgary, another natural element is the main culprit in asphalt cracking around the city. That culprit is ice. In the winter, water enters into the cracks. This water then freezes and expands, creating wider cracks.

75% of untreated asphalt cracks form into potholes within three years. Only 2% of cracks that are filled turn into a pothole within three years.

This frustrating issue can be mitigated by building a relationship with a trusted asphalt paving contractor that specializes in asphalt crack repair and maintenance. The contractor will prevent further deterioration of your asphalt surface by filling and closing off the crack with hot pour rubberized crack and joint filler. The crack filler forms a protective membrane on the surface, closing off any openings and preventing water from entering the crack.

It is important to be proactive with crack filling. After a crack has widened to a width of more than 1-inch, it isn’t recommended to fill the crack. These cracks are “past the point of return”, and asphalt patching is necessary, which is an expensive procedure and leaves your asphalt looking patchy.

It is a much wiser idea to fill cracks as they appear, this will save you money in the long run. Asphalt crack filling is the most cost-effective form of asphalt crack repair and maintenance.

On the day of work, all foundation cracks are cleaned of vegetation, blown free of all debris, and overband sealed using hot pour rubberized crack and joint sealant that meets provincial highway regulations. We ensure all cracks are filled properly, resulting in a highly durable product that will protect your asphalt for years to come.

Your parking lot is a direct representation of your business. If asphalt cracks are left untreated, they will
cost you more money in the future as they widen. Why not get them repaired quickly and save more money in the long-run?

This work is being performed during my open hours, how will my daily routine or business operations be affected during the repairs?

We aim to keep disruptions to your business to a minimum. However, due to the nature of our work, some interruptions are inevitable. Should this occur, we will strategically section off the required area to clearly signal to visitors where work is taking place, thereby reducing any potential inconvenience for your clients and site visitors.

Will you be using any heavy machinery, and what are the expected noise levels?

We will be operating using some noisy equipment, such as backpack blowers, which will result in elevated noise levels. Please make sure to inform all relevant parties who might be impacted by this noise.

Can additional repairs or enhancements be added to the project scope once work has begun?

Our teams operate efficiently and adhere to the predefined site schedule. Once work has started, it becomes challenging to incorporate additional repair areas. Therefore, should there be any changes to the scope of work, please inform us before the workday begins.

Can the repair area be used at any point during the repair process?

To guarantee the safety of everyone on-site and allow the repair adequate time to cure correctly, the repaired area will be entirely cordoned off, preventing any traffic until it’s ready.

What is the curing time before the repaired area can be used again?

The curing process typically takes about a couple of hours. We maintain the area cordoned off throughout the entire process and will reopen it once it is ready for traffic. This ensures the repair is fully set and ready to withstand vehicle traffic.

Can you crack fill asphalt in any weather conditions?

Asphalt crack filling is sensitive to weather conditions. Precipitation can pose challenges, so we closely monitor weather forecasts. Should adverse weather threaten the quality of our work, we may need to reschedule to ensure quality of the repair is not sacrificed.

What do I need to do to prepare the area for repair?

Please make sure the area is free of vehicles or any obstacles that could hinder the completion of the work. For everyone’s safety, we require a substantial space around the repair site to be free and clear. A general guideline is to have open access within 15 feet of any repair area, free from vehicles and obstacles. Additionally, inform any necessary personnel before the workday.

What happens if there is a vehicle parked on the property, or any other obstacle, that cannot be moved on the day of work?

Unfortunately, stuff happens, and there may be a vehicle parked on-site that should not be there. If this happens, we will have to come back, and as there is a large amount of equipment and personnel we have to mobilize, this will incur a mobilization fee for our return visit.

Will crack filled areas match the rest of my pavement?

They will not, unless the parking lot is seal coated, the repair area will have a fresh black look, as the crack filler is composed off durable rubber, and other polymer additives, to protect the asphalt crack.

What maintenance is required after crack filling?

Following asphalt repair, ongoing maintenance of your asphalt is crucial. Cracks act as parasites to your asphalt, expanding the longer they’re left unaddressed. Prompt crack filling is essential to prevent further damage. Furthermore, you can sealcoat your parking lot to help protect it, and slow further deterioration, all while giving it a fresh black look as if it was newly paved.
